Virtechs’ ‘BIM Awareness and Understanding’ workshops are attended by delegates from a variety of different trades and professions and from a wide range of companies.
For me, one of the most gratifying aspects of delivering the workshops is seeing delegates becoming enthused about the future once they begin to understand my proposition that ‘BIM is an opportunity, not a threat’.
Inevitably, though, a small proportion of delegates respond negatively to the idea of change. Their resistance often manifests itself in the language they use and the reasons they cite for resisting change.
Here, then, is the first of the top five reasons I hear as to ‘why BIM won’t work’!
1. There’s no demand from clients
"Our customers don’t expect or require anything new or different. There’s no customer demand for BIM. We already give our customers what they ask for…"
Actually, I sympathise with this comment. I estimate that I’ve spoken in public to more that 1,000 people about BIM, yet I can count on the fingers of one hand the number of clients amongst them. This is significant as I believe the most successful BIM projects are those where the client is both knowledgable and clear-minded about what it is they require from the delivery team.
It seems to me that, for the moment at least, many clients don’t know what they don’t know! Even public sector clients who, in accordance with government strategy, should by now be procuring buildings through BIM are notable by their absence.
Looking ahead, if you believe, as I do, that BIM will eventually deliver a range of advantages to clients - from fewer defects to lower whole-life costs, from improved predictability to structured handover data - then there will come a time quite soon when clients will be able to choose between a collaborative supply chain that is forward-looking, efficient and technologically advanced or else one that is ‘traditional’, delivering poor-quality defect-ridden buildings that are behind programme and over budget.
